The original single story house was torn down. The existing foundation, main floor system and basement were kept all while pulling the house back 8 feet. The mature landscaping was preserved throughout the project.
There was a plethora of plant species to work with. Most of the original material was relocated to other parts of the property creating more usable outdoor spaces.
Kitchen to Garden
In rebuilding the house it was important to create a connection to the back garden.
Front of House
The new structure gave the house a much nicer elevated presence to the street.
Open Space Plan
In adding the second story we utilized the center stair case both functionally and structurally.
Raising the ceiling to 9 feet and adding large windows and doors opened up the sound view from the living and dining room.
The original foundation and main floor system were reused. All exterior walls were framed out to accommodate proper insulation.
Center Staircase and Radiant Floor
Surrounding the center staircase is a poured Gypcrete floor encasing the hydronic radiant heating system.
